By booking or staying at Royal Oaks RV Park, located at 5296 FM 36, you agree to abide by the following terms and conditions. Please read them carefully before making a reservation or using our services.

All pricing displayed on our website or shared through any communication channels is in USD and subject to change without notice. The final price will be confirmed at the time of booking. RV / Camper Owner Insurance
You agree to carry your own property insurance coverage on your RV/Camper while it is at Royal Oaks RV Park. You also hold Royal Oaks RV Park harmless for any damage that may occur to your RV/Camper while on the property, including damage caused by acts of nature (e.g., floods, storms, wind, fire, or tree damage).
Refund Policy

No refunds will be provided to residents asked to leave the Park due to rule violations.

No prorated refunds for residents leaving before the end of their month.

Cancellations requested within 48 hours of the reservation start date are non-refundable.

Cancellations made prior to 48 hours of the reservation start date will incur a 25% cancellation fee.
Payment for Services Rendered

All payments for site rentals are due in advance. This agreement does not constitute a landlord/tenant relationship.

Payment for services is for site rental and services under a host/guest agreement. Non-payment or refusal to pay for services is subject to criminal prosecution under Texas Penal Code Section 31.04(b).

We provide service hook-ups and access to common areas, and require full payment in advance. Any violations under "THEFT OF SERVICES LAW" will be prosecuted.
General

We cater exclusively to fully self-contained RVs. Tent camping is not permitted.
-
RVs older than 15 years are not allowed unless approved by Park ownership.

We reserve the right to refuse service to any person whose RV does not meet our minimum standards for appearance and safety.

Only one RV is allowed per site.
-
"Pop-up" RVs are permitted for overnight stays only, not for monthly stays.
Check-Out Time
Check-out time is 12:00 PM. If you plan to stay past your scheduled departure date, please confirm space availability through our online booking system and make payment by 11:00 AM on the day of your departure.
Guest Limitations

Rates are based on two persons. Additional persons may incur an extra charge.

Maximum number of persons: 4 for families or 2 for individuals.

Visitors remaining past 9 PM will be required to pay a "guest" fee.
Children

Children aged 14 and under must be supervised by an adult at all times while in the Park. Small children should never be left unattended.
24-Hour Surveillance

The property is under 24-hour surveillance to ensure the safety and security of our guests and facilities. Your entrance to the Park authorizes the recording of your image for safety purposes, and this information may be used if prosecution is necessary.
Quiet Hours

Quiet hours are from 10:00 PM to 7:00 AM. Please keep noise to a minimum during these hours. Radios, stereos, and TVs should not be used outside your RV during this time. Respect your neighbor’s privacy and right to peaceful enjoyment of the Park.
Pets

Aggressive breeds are not allowed.
-
Pets must be kept on a leash (maximum 8 feet) and under control at all times.
-
Pets are not permitted in Park buildings (bathrooms, laundry, etc.).
-
Owners are responsible for cleaning up after their pets and disposing of waste immediately.
-
A maximum of two pets are allowed per RV site. No outdoor pet kennels, food, or washing of bedding is allowed.
-
Excessive barking or noisy pets will not be tolerated. The Park owner reserves the right to prohibit any pet deemed a nuisance or threat.
Operating a Motor Vehicle in the Park (Including Golf Carts)

Drivers must be 16 years or older with a valid driver’s license.
-
The speed limit is 10 MPH.
-
Stay on the roadways and do not drive or park on the grass.
-
Do not leave keys in unattended vehicles.
-
Golf carts must be parked at your site or in designated parking areas. Golf carts used at night must have operational headlights and taillights.
Parking
-
All vehicles must be parked on the assigned gravel pad or in designated parking areas.
-
No parking on empty sites unless approved by management.
-
Vehicles must not extend into the roadway or grassy areas. Please refer to the site map for the maximum number of vehicles allowed per site.
Trees
-
Cutting, trimming, or damaging trees is prohibited.
Septic Tank
-
Use only natural, formaldehyde-free, non-toxic chemicals in your holding tank. No bleach.
-
Sewer hoses must be properly inserted in the drain with a plastic elbow or rubber donut.
-
Only toilet paper should be flushed. No wipes, feminine hygiene products, or cigarette butts.
Pond
-
Fishing is catch and release only. Swimming is prohibited.
RV Site Appearance

Sites must be kept clean and tidy at all times. No laundry may be hung outside your RV.
-
Allowed items: electric golf carts, decorative potted plants, bicycles, lawn furniture, BBQ grills.
-
Prohibited items: artificial flowers, dead plants, bird feeders, ATVs, storage buildings, trash cans, unsightly materials.
-
All decks must be approved by staff and removed upon departure.
-
No clotheslines, freezers, fencing, dog pens, or outdoor mats are allowed.
Trash
-
Keep your site clean. Bag household trash and place it in the dumpster by the pond. The dumpster is emptied twice a week (no furniture or construction items).

Dispose of medical syringes securely in a liquid-tight container.
Drugs, Alcohol, Smoking, and Firearms

Illegal drugs, including marijuana, are not allowed. Violation will result in immediate termination of stay.

Dispose of smoking materials properly. Smoking is prohibited in any building or common areas.
-
No discharge or use of firearms or fireworks is allowed.
-
Alcohol is not permitted in common areas unless approved by management for special occasions.
Campfires or BBQ

Open fires are not permitted.
-
Manufactured outdoor cooking/charcoal grills and above-ground fire pits with proper fire arrestors are allowed on low-wind days (below 10 MPH) and when no burn bans are in effect.

Collecting firewood in the Park is prohibited.
Behavior and Nuisances

Residents are responsible for their own conduct, the conduct of their party, and guests. Excessive noise or nuisance behavior will not be tolerated.

The Park reserves the right to remove anyone violating Park rules or engaging in disruptive behavior without refund.
Damage to Park Property

Damage to any Park property (restrooms, utilities, landscaping, etc.) is prohibited. Residents will be held responsible for repairs.

The Park is not responsible for theft, fire, vandalism, accidents, or losses. Guests should report any issues to management immediately.
Acknowledgment: By staying at Royal Oaks RV Park, you acknowledge that you have read, understood, and agreed to these Terms and Conditions. Your acceptance of these rules is a condition of space rental.
